How far ahead of my move should I contact you?
Four to eight weeks before your arrival date is the working sweet spot: most San Antonio communities won’t hold a specific unit much longer than 30 to 60 days, so starting earlier mostly means falling in love with units that will be gone. Earlier than that window, we’ll still gladly talk — that call becomes orientation and budget translation, so when the search window opens you already know your side of the city. Inside three weeks, call today; the sequencing gets tight but it’s done all the time.
How do the video tours actually work?
Once your shortlist is set, we schedule with each leasing office and walk the specific unit — not the model — on a live video call you can join from anywhere, asking us to open closets or stand by the window in real time. Can’t make the time-zone math work? We record the walkthrough and send it the same day, shot deliberately to include the unglamorous parts: parking distance, the actual view, street noise, appliance age. You rewatch as many times as you like before deciding.
What does “verified pricing” mean, concretely?
Before you apply anywhere, we confirm with the leasing office — in writing — the base rent for your specific unit and move-in date, the current special and its conditions, and every recurring mandatory charge: utility billbacks, valet trash, amenity or technology fees, parking, pet rent. Listing-site prices go stale fast and “starting at” figures rarely describe the unit you want, which is exactly why we keep a verification tracker instead of trusting ads.
I’m moving with pets. What should I know about San Antonio rentals?
Expect three numbers per community: a one-time pet fee or deposit, monthly pet rent per animal, and breed or weight policies that vary widely between properties. Some communities also require a pet-screening profile through a third-party service. Tell us species, size, and count at intake and we filter to communities whose written policies actually fit — far cheaper than discovering a restriction at application time.
Do I need a car in San Antonio?
For most of the metro, yes — plan on it. The honest exception is the downtown-Pearl-Southtown band, where a Walk Score in the high 70s to 80s means daily life on foot is genuinely possible, and some residents keep one car instead of two. Everywhere else in this guide is built around driving. If you’re arriving from a transit city without a vehicle, say so at intake; it changes which areas we recommend more than almost any other fact about you.
Who pays you, and does that bias which apartments you show me?
Apartment communities pay locator fees at move-in — renters never pay us. It’s fair to ask about bias, so here’s the plain answer: most conventional communities across the metro pay locators at broadly similar rates, and our recommendations start from your orientation call, not from a payout sheet. When an option that pays us nothing is the honest answer — a build-to-rent house, a landing pad, staying put another year — we say so. This site says so in several places.
Are you licensed? Who regulates apartment locators in Texas?
Apartment locating in Texas is licensed real-estate activity regulated by the Texas Real Estate Commission (TREC), and locators work under a sponsoring brokerage. We operate under ours, and Texas law requires us to provide the TREC Information About Brokerage Services and Consumer Protection Notice — our brokerage details and licence number will be published on this site at launch. If a “locator” can’t name their broker, keep scrolling.
What happens if I get here and the apartment isn’t what I expected?
First, document everything at move-in on the community’s inspection form — that protects your deposit regardless. If something we verified turns out different from what the property confirmed in writing, call us immediately: the property’s own written confirmation is the strongest card you can bring to that conversation, and we’ll work the leasing office with you. What we can’t promise is an easy exit from a signed lease — Texas leases are binding, transfer and buy-out terms vary by community, and that’s precisely why the verification happens before you sign, not after.
